| Motivated Seller Secrets |
A Motivated Seller is one that has a house with some underlying
situation that is pressing them to sell. You have several
homeowners that want to sell - these are the tire kickers in our
industry. Far too often, investors focus on the problems with
the house instead of the problems with the owner. A Motivated
Seller is one that has to sell. They are willing to work with
you to make the situation right. This underlying situation is
causing some sort of pain in their lives. See, pain is a bigger
motivator for people than pleasure. People will do crazy things
just to avoid pain in their lives, which creates real
opportunity for you to provide a solution to their pain
involving their Real Estate.
What Makes A Seller Motivated? Here we will discuss the many
ways that a person can become motivated:
· Death: They have had a family member to die and they |
have
inherited a house that they do not want. They are tired of
maintenance issues, cutting the grass, utility bills, insurance
bills, and the threat of someone braking into the house. In most
cases, these types of deals need a lot of work and are great for
flipping to other investors or even fixing the house up to sell.
· Foreclosure: When a homeowner defaults on their note, the bank
forecloses and as a result, they end up with a house that they
never wanted in the first place. The longer the house sits
vacant - the more motivated the bank will become.
· Preforeclosure: This is where the homeowner has fallen behind
and the bank is threatening foreclosure action, yet they have
not completed the foreclosure process yet
· Absentee Owners: When homeowners move into another house, many
times, they are forced to make two house payments. This |

cause an unbelievable burden and stress for the homeowner. Here
you will find great motivation from people that already living
paycheck to paycheck. When the burden of a second house payment
is added, the struggle is too much and they must sell quickly.
· Tired Landlords: Never have I been more motivated to find a
property that during a messy, ugly eviction. And as a matter of
fact, I've not had one yet that wasn't ugly. See, if you have to
go as far as eviction proceedings, the property more than
likely, is going to be a disaster. Take my word for it as a
previous landlord, there is nothing worse than taking a house
back after an eviction.
· Divorce: Many divorced couples experience the financial strain
and the house that they once called home ends up in the middle
of a foreclosure process. You can help by allowing them to move
on with their lives |
and put the house behind them.
· Job Transfer: In my area, there are a lot of government jobs,
which means there are a lot of relocations. This can be an
overwhelming hassle having to deal with a realtor and the house
after you have already moved out of the area.
The fact is that there are more situations than we could
possibly ever cover. As every homeowner's situation is
different, you begin to see patterns of likeness among motivated
sellers and you can begin to pick which ones are motivated and
which ones are the tire kickers.
